Outline of Project Stages

Stage 1: Inception
 Receive, analyse and report on the client’s requirements including:
  • Client brief
  • Site, rights and constraints
  • Identify system specialists, consultants or experts required
  • Project programme pre-planning
Stage 2: Concept and Viability
 Prepare an initial design and advise on:
  • The intended space provisions and planning relationships
  • Proposed materials and intended building services
  • Technical and functional characteristics of the design
  • Check for conformity of the concept with the rights to the use of the land
  • Review the anticipated costs of the project
  • Review the project programme
Stage 3: Design Development
  • Confirm the scope and the complexity:
  • Review the design and consult with local and statutory authorities;
  • Develop the design, construction system, materials and components;
  • Review the design, costing and programme with the consultants.
Stage 4: Documentation
 Stage 4a: Submission Drawings
  • Prepare electronic drawings suitable for Local Authority submission. Drawings will include all necessary site plans, plans, sections, elevations and all relevant notes
  • Respond to referrals and reviews for Local Authority submission
  
 Stage 4b: Construction Documentation
  • Prepare electronic drawings suitable for tendering purposes, which will include:
  • Finishing schedule
  • Door & window schedules
  • Co-ordination with the relevant design consultants
  • Relevant construction details
Stage 5: Construction
  • Hand-over of the site to the implementation team
  • Periodic site inspection
  • Liaison with on-site implementation team
  • Identification of defects / punch list and correction plan, if required
  • Coordinate testing and commissioning
  • Issuing of completion certificates
  • Assist the client in obtaining the occupation certificates
Stage 6: Close Out
Prepare necessary documentation to effect completion, handover and operation of the project
Issuing of certificates related to contract completion
Provide deviation plans (as-built drawings)
